Quick Customization Guide: What You Can & Cannot Change

Thank you for choosing to share The Holiday Grounding Guide with your clients. This agreement outlines the Terms of Use and Customization Guidelines that govern the permitted customization, distribution, and licensing scope for The Holiday Grounding Guide, created by Elizabeth J. Reames (the "Creator"). By purchasing or downloading these materials, the purchasing entity (the "Licensee") agrees to the terms specified below based on the business structure selected at the time of purchase.

What You May Do:

• Personalize your business information: You may add your business name, logo, colors, location details, and other branding information specifically identified as customizable.

• Customize within designated areas: You may make changes only within the customization areas provided in the customization forms and template.

• Use your customized guide with your clients: You may print and/or digitally distribute your customized guide as permitted by the license purchased for your business or locations.

• Reuse your customized guide: Your license permits you to reuse your customized version in future years, subject to the terms of your license.

What You May Not Do:

• Do not alter core content: You may not edit, remove, or change the guide's original text, pages, layouts, graphics, copyright notices, or Creator Ownership Information except where customization is specifically permitted.

• Do not remove legal notices: You may not remove or alter the liability disclaimers or other required legal notices included in the guide.

• Do not share the editable template: You may not share the Canva template or editable Canva link with other businesses, contractors, team members, sister companies, or other third parties unless expressly permitted by your license.

Ownership & Intellectual Property

The original text, design, and structure of The Holiday Grounding Guide remain the sole intellectual property of the Creator. This agreement grants a license to use the materials, not ownership of the underlying content.

Grant of License

The Licensee is granted a perpetual license to print, digitally distribute, and reuse their customized version of The Holiday Grounding Guide in future years, subject to the conditions of this agreement.

Usage Restrictions

The editable Canva template and final guide are for use by the licensed business only. This license is strictly non-transferable and may not be sold, resold, sublicensed, or commercially distributed in whole or in part. The Licensee may not share the editable Canva link or template with external companies, independent contractors, sister corporations, or any other third party, nor may they modify the content to create, market, or sell a competing product.

Real Estate License Applicability & Scope of Coverage

Each primary Brokerage Seat purchase includes a fixed allowance of Agent Sublicenses for distribution and usage within the licensed entity:

1 Brokerage Seat + Up to 25 Agent Sublicenses

1 Brokerage Seat + Up to 50 Agent Sublicenses

1 Brokerage Seat + Up to 100 Agent Sublicenses

Agent & POD: 1 to 3 Agent Sublicenses

License Tiers & Seat Allocations

Coverage under this license is strictly defined by the Licensee's operational structure:

• For Real Estate Professionals: The license belongs solely to the named individual purchaser. Eligible brokerage and agent structures include Independent Brokerages, Franchise Brokerages & National Networks, Boutique Brokerages, Virtual / Cloud-Based Brokerages, and Flat-Fee / Discount Brokerages, as well as Individual Agents, Agent Partnerships, Rainmaker Teams, Mega-Agent Teams, Family Real Estate Groups, and Designated / Dual-Agency Practices.

Grant of Sublicense & Terms

Usage Rights: Includes unlimited use and unlimited print/client copy permissions for covered users.

Digital Distribution: Unlimited electronic distribution to end-clients is permitted strictly within the scope of the license terms.

Restriction: Access to master copies or source files by individuals outside the purchasing licensed organization is strictly prohibited.

Co-Branding Rights: Licensees are authorized to co-brand the materials with agency and agent logos, colors, and contact details. Assets may be printed locally or distributed digitally to clients to support client retention and brand goodwill.

Payment & Fulfillment Terms

The Licensee agrees to pay the Creator a one-time licensing fee along with any customization fees necessary to fulfill the purchase. Payment is due in full upon execution of this agreement and prior to delivery. Fulfillment is determined by the specific path selected at checkout, as outlined in the options below:

• Self-Customize & Print: Delivery will be fulfilled via a Canva template link accompanied by an instructional tutorial. Licensee acknowledges that a Canva account is required to access and edit the template, and that use of the link is subject to Canva’s standard terms of use.

Liability Disclaimer Acknowledgment

Licensee acknowledges that The Holiday Grounding Guide contains a built-in liability disclaimer, provided within the guide, explaining that its content consists of general educational wellness strategies for stress reduction and self-reflection and does not constitute medical, psychological, or clinical advice.

The materials provided under these Guidelines are intended for educational, informational, and self-reflection purposes only. The Creator does not provide medical, psychological, or clinical services through these materials and does not assume responsibility for individual customer or end-user responses, actions, emotional reactions, or personal outcomes related to use of the guide.

The built-in disclaimer is a required part of the guide and must remain intact. Licensee may not remove, obscure, or alter the disclaimer when customizing, reproducing, or distributing the guide.
